One of the most common questions we’re asked at Wardle & Keach is: “How much will my house move cost?”
The cost of moving home can vary depending on the size of your property, the amount of furniture and possessions you have, access to the property and the distance you’re moving. To give you an idea of what you can expect, we’ve put together the following house removals price guide.
These prices are intended as a guide only. For an accurate quotation, we recommend arranging a professional survey with one of our experienced move consultants.

Please note: All prices shown are rough guide prices only and are subject to a detailed on-site or video survey by one of our expert move consultants. Every move is different, so a survey allows us to understand exactly what is involved and provide you with a more accurate quotation.
What can affect the cost of your house move?
As well as the size of your home and the amount you need to move, there are several other factors that can affect the house removal costs.
These can include:
- Access to your property and available parking
- The number of floors and staircases
- Large or specialist furniture and other difficult-to-move items
- The distance between your current and new property
- Moving during peak periods, including July, August and school holidays
- Weekends and public holidays
- Moving between multiple addresses
Our move consultants will discuss these factors with you as part of your survey so we can provide a quotation tailored to your individual move.
Our Delay Waivers Explained
Late Keys or Delayed Access? Not to worry! Our waivers provide additional flexibility and peace of mind when unexpected changes affect your moving schedule. Here is some more information on how they work
Delay Waiver / Late Keys
Our delay waiver provides cover if your move is delayed because your keys aren’t available when expected or because the previous owners have not yet vacated the property. This waiver allows us to accommodate for these delays and keep your move on track and includes cover for delays up to 4pm on your scheduled moving day. This costs £85 including VAT for the late key waiver
Postponement Waiver
If you haven’t yet exchanged contracts but want to secure a specific moving date, our Postponement Waiver gives you added flexibility. This waiver allows you to postpone your booked removal dates if your move cannot go ahead as planned. It costs: £75 per day of your removal schedule, and it covers one postponement of your booked/ agreed removal date.
Additional Optional Removal Services
Depending on your requirements, you may also want to add additional services to your house move.
Our packing services can take the stress out of preparing your belongings for moving day. We can discuss the level of packing support that’s right for you, from individual items through to a full-house packing service.
If you have large or complex furniture that needs to be dismantled before your move and reassembled at your new property, we can help.
Some items require additional care, equipment or expertise. We can assist with specialist removals including:
- Antiques and Fine Art
- Pianos
- Hot tubs
- Safes, Heavy or unusually large items
For particularly valuable, delicate or unusual possessions, specialist crating can provide additional protection during transportation.
If your moving dates don’t quite line up, household storage and self-storage options can provide a secure solution between properties.
We can also discuss services for the disconnection and reconnection of white goods where required.
Safes, wall-mounted items and other fixtures may require additional time and specialist handling. Let us know about these items when arranging your survey.
If you’re looking to reduce the amount you take with you, we can discuss environmentally responsible house clearance and disposal services.
